Below you’ll find answers to our most common questions about booking, check-in, amenities, protection, and expectations. Note: Some policies below apply specifically to direct bookings made on our website. If you booked through Airbnb or Vrbo, platform-specific protections and fees may differ. Please reach out if you’re unsure which applies to you — we’ll be happy to clarify.

  • Moakoa Living is a family-operated vacation rental brand based in Utah, hosting travelers at The Roost on the beautiful North Shore of Kaua‘i. We believe in hospitality that feels personal, restful, and rooted in aloha — with thoughtful touches, local insight, and a space that truly feels like home.

    We’re here to help you slow down, breathe in the island air, and create unforgettable memories.

  • Booking directly with us offers several benefits:

    • Lower rates (no platform service fees)

    • Deposit-free stays through our Property Protection Program

    • Better communication directly with us

    • Priority for repeat guests

    • Occasional specials or member-only offers

    Booking direct supports our small family-hosted vacation rental business — and we’re deeply grateful for that.

  • All direct bookings made through our website include our Property Protection Program, which replaces traditional security deposits and helps protect both the home and our guests from accidental damage during a stay. This keeps check-in simple and avoids large card holds or refundable deposits.

    There’s nothing you need to sign or submit — it’s automatic and already included with your reservation.

  • For direct bookings, this fee helps fund our Property Protection Program and maintain a well-cared-for home environment for all guests. It replaces traditional deposits, reduces friction, and keeps your arrival smooth and stress-free.

    Airbnb guests do not pay this fee, since Airbnb provides its own protection through AirCover.

    (Applies only to direct bookings made through our website. Airbnb/Vrbo guests will not see this fee.)

    • Direct Bookings: include our Property Protection Program and do not require a deposit.

    • Airbnb Bookings: are covered through Airbnb’s AirCover program and do not include the Management Fee.

    Both options are safe and have protections — they simply use different systems.

  • No. Because direct stays are already covered through our Property Protection Program, there are no separate security deposits or card holds required for reservations made on our website.

  • We understand that accidents happen. If anything needs attention, just let us know — communication is always appreciated. Our Property Protection Program (for direct bookings only) is designed to help in those scenarios, so there’s no need to worry about deposits or card holds for normal accidental damage.

    If you booked via Airbnb or VRBO, we will work with you on replacement costs (if necessary), directly through those platforms.

  • No. Our protection program screens bookings automatically behind the scenes — there is no guest action required, and check-in remains simple and seamless.

    • Check-in: After 4:00 PM HST

    • Check-out: By 10:00 AM HST

    If you need early arrival or late checkout, just message us — we’ll do our best to accommodate when scheduling allows.

  • Yes — free parking is available in any open parking spot near the building.

  • Yes. Fresh linens and bath and beach towels are provided for each stay. Laundry supplies are available if you need to refresh anything during your trip.

    We kindly ask that linens reserved for turnovers and replacements (kept in labeled bins) remain unused unless requested.

  • We love hosting families at our Kaua‘i vacation rental, and The Roost is set up to make your stay comfortable, convenient, and kid-friendly. Guests have access to a variety of amenities designed for relaxation, easy family time, and island adventure, including:

    • Access to a beautiful pool and hot tub within the complex

    • A pack-and-play crib for little ones

    • A booster seat for the kitchen table

    • Kid-friendly dishes and utensils

    • Extra sleeping space (sofa bed or twin cots)

    • Board games and family card games

    • Books and light reading materials for kids and adults

    • Beach towels and sand-friendly blankets

    • Snorkel sets and fun beach toys for younger guests

    • Coolers and insulated bags for beach or picnic days

    • A fully stocked kitchen for effortless family meals

    • Laundry machines with detergent (great for families with kids)

    • A lockable safe for valuables, passports, or medication

    • Smart TV with streaming access for downtime or movie nights

    • Family-friendly walking paths and outdoor spaces nearby

    • Free on-site parking, making it easy to load kids and beach gear

    Whether you’re relaxing indoors, unwinding in the pool, preparing family meals, or enjoying a beach day, The Roost is designed to help families feel right at home.

  • To help keep the home peaceful and comfortable for guests and neighbors, we maintain a strict no-party and registered-guests-only policy.

    Our condo can host groups of up to 8 comfortably. Please let us know if you may require additional accomodations.

  • No, the condo and property are smoke/vape-free.

  • At this time, pets are not permitted.

    We do allow exceptions for service animals. Please be prepared to provide proper documentation prior to arrival if you plan to have a service animal accompany your stay.

  • Absolutely! We’re happy to suggest beaches, hikes, restaurants, and secret local spots. Just message us anytime — personalized recommendations are one of our favorite parts of hosting!

    Our condo includes a wide range of beach supplies that are included in your stay from, beach umbrellas, beach chairs, boogie boards, snorkeling gear, sand toys, etc.
